Retention and General Customer Service
Resident life cycle maintenance that includes ongoing support and engagement to maintain high resident satisfaction and retention rates. Monthly resident events on-site or at local businesses. Customer satisfaction surveys are sent for key touch points such as touring, move-ins, service requests, and move-outs.
Delinquency Management
Daily communication with delinquent residents via phone, text and email. Once weekly unit inspection of delinquent account to encourage communication and check for occupancy.
Eviction Filing & Representation
Preparation of eviction petition and review of all evidence necessary to successfully be awarded eviction, then filing of legal eviction. Follow up with the local Justice of the Peace weekly to obtain court dates. Representation of the property in court. Filing of writs of possession as needed and supervision of the physical put out.

Invoice Processing
Receipt and thorough review of all property-level expenses for accuracy then entry into the PMS system and payment to any vendor. Monthly review of all vendor statements. Payment of taxes and insurance if applicable.
Accounts Receivable
Management of all resident transactions including ledger maintenance, as well as receipts and payments.
Bad Debt Collections
After move out collections on prior resident balance due is collected on aggressively from days 30 to 120 after move out, prior to being sent to a third-party collections agency.
Full Cycle Accounting and Financial Packages
Comprehensive accounting services, operating and reserve bank account maintenance. Booking of all income and expenses. Expense and balance sheet entries for mortgage statements, escrow accounts, and reserve accounts. Full, transparent, bank reconciliation in dedicated accounts for each property and including client viewing access. Monthly reports prepared include profit and loss, general ledger, trial balance, balance sheet, rent roll, and resident activity and other reports requested by the client. Preparation of financial records for annual tax reporting and coordination with client’s chosen CPA for necessary adjustment entries required.
Replacement Reserve Account Draws
Management of replacement reserve funds for major repairs and replacements to include list of approved items, proof of payment and associated invoice backup.

Full Make-Ready Services
Preparing units for new residents, including painting, resurfacing, lock changes, cleaning, repairs, and replacements.
Repairs and Maintenance
Groundskeeping, pool cleaning, common area maintenance, Inspections, routine, regular and emergency unit repairs and resident services.
Preventive Maintenance
Service Description: Scheduled maintenance on an agreed basis, either quarterly or biannually, to prevent future issues and extend the life of property assets.

Utility Administration
Analyzing incoming house utility invoices and expenses on a monthly basis to confirm accuracy and billing back RUBS allocations to resident ledgers.

Auditing occupied electric accounts for electric abuse and recapture of electricity expenses on occupied apartments.
